Innago

Innago says its property management software is free for landlords, with fees on online payments and tenant screening instead of a monthly price.

Our take: Innago publishes its fee schedule in its FAQ and help center, which makes the free claim easy to check: no monthly fee, then $2 per ACH payment, 2.99% per card payment and $30-35 per screening.

Try InnagoNo monthly fee; $2 ACH, 2.99% card fees

Innago's pages say landlords pay no setup fee, no monthly fee and no contract for its cloud-based property management software for independent landlords. The cost sits on payments and screening: Innago's FAQ lists a $2 ACH fee, a 2.99% card fee and $30-35 per screening report with $10 more for income verification, and describes them as paid by tenants unless the landlord absorbs them (US-located read, checked 3 November 2026). Innago's own pages word who pays differently, so the second table sets them side by side.

The bottom line

No monthly fee for landlords, with published per-payment and screening fees whose payer is a setting.

What it is, and why we rate it

One line each. Open a row for detail.

What it really isFree property management software from Innago, LLC for independent landlords: rent collection, tenant screening, e-signed leases, maintenance requests and reports, funded by fees on payments and screening.
Our takeInnago publishes its fee schedule in its FAQ and help center, which makes the free claim easy to check: no monthly fee, then $2 per ACH payment, 2.99% per card payment and $30-35 per screening.
The open question is who pays, because the pricing page, the FAQ and the Terms word it differently. Check the fee options before you invite tenants to see who bears the cost.
Why we rate itThe landlord cost is zero and the fees are published, but first-party pages disagree on who pays, and funds can be held for 3 business days on first payments.
The catchFree means free for the landlord's software account; the payment and screening fees fall on the tenant or the landlord depending on the settings, the Terms make fees non-refundable, and the Terms list a renter Pro credit reporting option at $5.99 a month or $60 a year.

  • Owners who want to collect rent by ACH and e-sign leases
  • Landlords willing to absorb payment fees as a tenant perk
Not good for
  • Landlords outside the United States
  • Owners who need banking accounts inside the same tool
  • Anyone who needs funds faster than the one to two business days the FAQ states
Trade-offs

Friction report

Trade-offs to know before signing up.

  1. Time to value
Innago says to create a free account with no credit card, add properties and invite tenants, and offers one-on-one onboarding demos by request.
  2. Scale breakpoint
Innago says there is no minimum unit count and the tool stays free as units grow, and it names no unit cap; its FAQ points to Ledgre for deeper accounting.
  3. Walled garden
Tenants can use Innago only after a landlord invites them, and payments run through Innago's own processing system.

Who pays the payment fee: how Innago's own pages word it

FAQ (updated July 14, 2026)Small transaction fees are paid by tenants; a landlord can absorb them, configurable in account settings
Help centerA landlord can turn on absorbing the ACH or card fee in Billing Settings; Innago then takes the fee off the payment amount
Terms of Use (effective August 10, 2026)Landlords decide in some instances whether landlord or renter pays; if not otherwise stated, the landlord is responsible; a card payment may carry a convenience fee disclosed to the renter

Read on 3 November 2026. The copy of the Terms linked from the app (auth.innago.com/termsandcondition) shows an effective date of July 24, 2026 with the same fee wording. Conversion Gems does not reconcile these statements; the practical answer is to check Billing Settings and the fee shown at payment before inviting tenants. Tenant-side card fee wording is in Innago's help article Understanding Tenant Debit and Credit Card Fees.

Frequently Asked Questions

Is Innago actually free?

Yes for the software: Innago says landlords pay no setup fee, no monthly fee and no contract, and that it has no tiered pricing or starter plan. The charges come from payments and screening: its FAQ lists a $2 ACH fee, a 2.99% card fee and $30-35 per screening report with $10 added for income verification, and describes these as paid by tenants. Optional extras have their own charges, such as the 1% fee on Accelerent rent advances (checked 3 November 2026).

Who pays Innago's ACH and card fees?

It depends on a landlord setting, and Innago's own pages word it differently. The FAQ says tenants pay the fees and a landlord can choose to absorb them, and the help center says that if a landlord turns absorbing on, Innago takes the fee off the deposit. The Terms of Use (effective August 10, 2026) say the landlord is responsible for the transaction fee if nothing else is stated, that fees are non-refundable and that Innago may charge $25 for an ACH payment returned for non-sufficient funds or for a returned card payment (checked 3 November 2026).

How much does tenant screening cost on Innago?

Innago's FAQ says screening costs $30-35 per tenant, charged to the applicant by default, and covers a credit report, criminal background check and eviction history. Income verification adds $10 to the tenant's fee. The FAQ says the price is shown in the platform before a report is run, and the pricing page lists the same $30-$35 and $10 under Your Tenant's Cost (checked 3 November 2026).

Who owns Innago?

Innago's Terms of Use name Innago, LLC, 1216 Central Parkway, Cincinnati, OH 45202, as the company behind the website and app, and no parent company is named on the pages read. Its FAQ says Innago was founded in 2017 by Dave Spooner (CEO) and Yasir Drabu (CTO), and its About page describes Yasir Drabu as also the founder and CEO of Taazaa Inc.

How long does it take to get rent paid through Innago?

Innago's FAQ says funds usually arrive within one to two business days, with a 3-business-day hold the first time a tenant pays, when a tenant uses a new funding source and after a failed payment. The pricing page's payments row lists Single Business Day Funds Delivery, so the two pages word the timing differently. The FAQ adds that Innago partners with Accelerent for instant withdrawal options; the help center treats those as separate from an Accelerent rent advance, which it says costs 1% of the amount advanced (checked 3 November 2026).

How do landlords and tenants log in to Innago?

Innago's site shows a Login link that opens https://auth.innago.com/login, which redirects to a page titled Sign In | Innago that Conversion Gems opened and did not use. Conversion Gems is a review site and cannot sign anyone in. Innago's FAQ says tenants cannot sign up alone: a landlord invites them by email, and the help center says that email includes an activation link; tenant help articles are at https://help.innago.com/.
